Construction land for the development of a mixed-use residential and commercial resort

REAL ESTATE DESCRIPTION

In central Istria, a construction land for a business-residential resort with an area of 53,534 m² is for sale.

The entire settlement is planned as a unified complex of vacation and recreation villas, or for the sale of each villa separately.

According to the project documentation, the construction of 25 buildings is permitted:

SPECIFICATION OF BUILDINGS:

*** The business-residential buildings range in size from 350 to 400 m², of which:

BUILDING A: mini market, restaurant, business space (reception and two apartments on the first floor)
BUILDING B: business space for recreation – Wellness-SPA center, and two apartments on the upper floor
BUILDING C: business space – fitness, and two apartments on the upper floor
The plot sizes range from 750 m² to 1600 m².

For the future settlement project, valid location permits for family villas have been obtained, as well as:

valid building permit for 1 family house (villa)
valid building permit for a road with public lighting
valid building permit for sewage, water supply, and stormwater drainage systems
valid building permit for TS (transformer station) with low voltage distribution
Note: The location permits have expired, so the process is now moving to the main project – construction act.

This project has been entered into the company’s equity capital and is therefore being sold as a newly established company.

On the mentioned construction land, which is subdivided for the construction of 22 villas with pools and 3 business-residential buildings, buildings of a minimum of 60 m² gross can also be built, making it ideal for prefabricated houses.

Construction land intended for the construction of villas with pools, with an area of 37,469 m²
Construction land intended for sports and recreation, with an area of 10,613 m²
Agricultural land, with an area of 5,452 m²
TOTAL: 53,534 m²

The micro-location of the land is interesting, located about 30 km from the cities of Poreč and Rovinj.
